
Agency commission
The sale:
In Luxembourg, it is standard practice for a client who engages a property professional to pay the commission. In fact, agency fees are generally payable by the seller, as it is the seller who signs the sales mandate with the agency.
However, as the agent’s services are provided not only to the seller but also to the buyer, a split of the commission may be considered.
Consequently, an advertisement may include the following wording: sale price €400,000; the agency’s fees will be payable by the seller.
A commission payable by the buyer may also be stipulated if the buyer signs a property search mandate.
Our commission for the sale is: 3% + 17% VAT
Renting a property:
The agency’s fees for letting amount to one month’s rent + 17% VAT.
These are payable half and half between the tenant and the landlord.
Rental management:
Fees for rental management start from 7% + 17% VAT of the monthly rent.
Inventory:
The agency fee for an inventory is €3 excl. VAT per square metre
These costs are payable by the party who has appointed the agency.
Property valuation:
The valuation is free of charge if the client signs an exclusive selling mandate.
If the client uses the agency’s services solely to have the property valued, the fee for a property valuation is:
€499 plus 17% VAT for a property up to 200 m²
€699 plus 17% VAT for a property of 200 m² or more
